Key Takeaways

  • Across 1,059 AI answers about North Bangalore residential property, the second most-cited domain was a small specialist site, ahead of 99acres, MagicBricks and Housing.com.
  • The pattern is consistent: several small sites built around specific buyer questions outranked portals with vastly more inventory and traffic.
  • What separates them is page shape. Portals publish listings. The sites being cited publish verdicts: delivery track records, RERA compliance, dated comparisons.
  • Karnataka's RERA portal was among the most-cited individual pages in the set. Regulatory records are part of what AI reads about a developer.
  • Citation share and citation mention move independently. One developer's pages were cited in 48% of answers while only 1.5% of cited sources mentioned the brand at all.

What we measured

We tracked a prompt set covering North Bangalore residential property, non-branded questions only, between 28 October and 3 November 2026. 1,059 answers across ChatGPT, Gemini, Google AI Overviews and Perplexity. Every cited source logged. Our sampling protocol sets out how.

Non-branded matters here. These are not questions about a particular developer. They are the questions a buyer asks before they have chosen one: which areas, which projects, what prices, which builders deliver.

What AI actually cited

DomainAnswers citing it
Google Maps221
mypropertypoint.com203
99acres.com130
magicbricks.com122
housing.com101
luxpropserv.com66
ghar.tv63
proplisto.com61
facebook.com59

Google Maps leading is unsurprising. Location queries resolve to location data.

The second row is the interesting one. mypropertypoint.com was cited in 203 answers, more than 99acres, more than MagicBricks, more than Housing.com. Those three portals have more listings, more traffic and more brand recognition than the site that beat them, by a wide margin.

It is not an isolated result. luxpropserv.com, proplisto.com, devanahallinewprojects.com, dwellingventures.com, addressadvisors.com and luxuryroof.in all appear repeatedly in the cited set. None of them is a household name in Indian property.

Why the small sites win

The answer is visible in the page titles being cited.

From the specialist sites:

  • Bengaluru Builders Who Deliver on Time: RERA Records
  • Prestige Track Record: Projects on RERA
  • Godrej Properties: Projects Delivered on Time in Bengaluru
  • New Launches in Bangalore, November 2026: RERA List
  • Is Bellary Road a Good Place to Invest?
  • Whitefield vs Sarjapur Road vs Hebbal: Which Bengaluru Corridor?

From the portals:

  • 19+ Low Budget Flats in New Airport Road, Bangalore
  • 215+ Villas for Sale in Yelahanka, Bangalore
  • 3 BHK Flats in Devanahalli, Bangalore

The portal pages are inventory. They answer what is available, and they are built to be filtered, sorted and browsed by a human with time to spend.

The specialist pages are verdicts. They answer which builder delivers on time, whether an area is worth investing in, how one corridor compares to another. They name specific developers, cite RERA records, carry dates, and reach a conclusion.

When an AI assistant is asked which builder in Bangalore is reliable, one of those page types contains an answer and the other contains a search interface.

This is not an SEO ranking effect. The portals almost certainly outrank the specialist sites on Google for most of these terms. The difference is what happens after retrieval: a page that states a conclusion can be quoted, and a page that lists 215 villas cannot.

Regulatory records are load-bearing

The Karnataka RERA portal was cited in 55 answers, making it one of the most-cited individual pages in the entire set.

That is worth sitting with. When an AI assistant assesses an Indian developer, it is reading the state regulator's registration and compliance records directly, not a summary of them.

It also explains why the specialist sites perform so well. Their most-cited pages are precisely the ones that aggregate and interpret RERA data into a judgement about who delivers.

Being cited is not being mentioned

One more finding, from the same dataset, that we think is underappreciated.

Citation share is how often a brand's own pages appear as sources. Citation mention is how often any cited source, whoever published it, talks about that brand. Across the developers tracked in this category, the two run in opposite directions.

One developer had its own pages cited in 48% of answers, the highest of any brand tracked. Yet only 1.5% of all cited sources mentioned that brand at all, the lowest of any brand tracked. Another developer had roughly half that citation share, but appeared on 28.6% of cited sources.

These measure different things and a brand can be winning one while losing the other badly. High citation share with low citation mention means your own publishing is working and the ecosystem around you is silent. That is a very different problem from low visibility, and it needs a different fix: not more content on your site, but presence in the pages other people are writing.

What to do with this

Audit the sources, not the rankings. Find out which pages are actually cited for the questions your buyers ask. In this category it was not the obvious ones, and there is no reason to assume your category is different.

Look at page shape, not domain authority. The pages winning here state conclusions, name names, cite regulatory records and carry dates. If you are trying to earn presence in third-party sources, those are the formats worth pursuing.

Check your RERA record, or your category's equivalent. It is being read directly. For developers that means registration status, project completion records and any orders against you are part of what AI says about you, whether or not anyone has written an article about it.

Separate your two numbers. Whether your pages get cited and whether the ecosystem talks about you are different metrics with different remedies. Measuring only one will hide the other.

Methodology and limitations

What we did. One prompt set covering North Bangalore residential property, non-branded prompts only, 28 October to 3 November 2026, across ChatGPT, Gemini, Google AI Overviews and Perplexity. 1,059 answers. Every cited source and page title logged.

Engine coverage was uneven. ChatGPT carried 438 answers and Gemini 437. Google AI Overviews carried 170. Perplexity carried 14. Claude carried none in this window. The figures are therefore weighted heavily toward ChatGPT and Gemini and should not be read as a cross-engine average.

One week, one city, one segment. This describes North Bangalore residential property during that week. AI answers are non-deterministic and source sets shift between days. We would not extend these specific counts to another city, another price segment, or another month without measuring again.

One prompt set. The questions asked shape the sources returned. A different prompt set covering the same market would likely produce a different ranking, though we would expect the page-shape pattern to hold.

Brands are not named in the citation share and citation mention comparison. The cited domains are named because they are public sources, not clients. Our full measurement methodology sets out how these metrics are defined.

Frequently Asked Questions

Which websites does AI cite for Indian property questions?

In our measurement of 1,059 non-branded answers about North Bangalore residential property, Google Maps was cited most often, followed by mypropertypoint.com, which appeared in more answers than 99acres, MagicBricks or Housing.com. Several other small specialist sites also outranked the major portals.

Why do small sites get cited more than major property portals?

Page shape. Portal pages are inventory listings built for a human to filter and browse. The specialist pages that get cited state conclusions: which builders deliver on time, whether an area is worth investing in, how two corridors compare. A page that reaches a verdict can be quoted in an answer; a page listing 215 villas cannot.

Do RERA records affect what AI says about a developer?

Yes. The Karnataka RERA portal was among the most-cited individual pages in our set, appearing in 55 answers. AI assistants read state regulator registration and compliance records directly when assessing an Indian developer. The specialist sites that perform best also aggregate RERA data into delivery track records.

What is the difference between citation share and citation mention?

Citation share measures how often your own pages appear as sources in AI answers. Citation mention measures how often any cited source talks about your brand. They move independently: in our data one developer had the highest citation share of any brand tracked and the lowest citation mention. High share with low mention means your publishing works but the ecosystem around you is silent.

How can a property developer get cited more in AI answers?

Earn presence in the page formats that actually get cited. In this category that means pages which name developers, cite regulatory records, carry dates and reach a conclusion, rather than listing inventory. Start by auditing which sources are cited for the questions your buyers ask, since the answer differs by category and was not the obvious one here.
